SPECIFICATION:-
Structure: R. C. C. framed comprising columns, beams, slabs, the top slab being sloppy and covered with Manglore tiles. The flat terraces shall be waterproofed. The external wall shall be 20 cms. thick laterite masonary and internal walls shall be of single brick.
Flooring: Entrance Veranda shall be finished with Green Marble. Living, Dining and Kitchen shall have vitrified tiles. All other rooms an passages and first floor shall be laid with 12X 12 inches Ceramic tiles. Toilets floor shall be covered with antiskid ceramic flooring and dado of glaze tiles upto a height of 2.10 mts. staircase risers shall be of vitrified tiles and whereas the treads shall be of granite, Marble sills for all windows.
Plaster: External plaster shall be of double coat sand faced painted with waterproof weather shield paint and internal walls shall have 12mm thick cement plaster finished with Neeru and painted with oil bound distemper.
Doors and Windows: All external doors and windows shall be of teakwood frames and shutters and toilets shall have E.R.P. door.
Hardware fittings for the door shall be of brass plated of good quality and for remaining doors and windows shall be of M.S. powder coated.
Toilets and Bathrooms: All W.C. units shall be of european type with Miranda concealed flush system. Bathroom shall be fitted with hot and cold mixer. All wash basins shall have granite counter top with oval shaped unit.
External Pavers: Garage and entrance passage shall be covered with concrete pavers of good quality.
Plumbing: All plumbing shall be concealed type with Astral CPVC pipes. Rain water, soil and waste pipes shall be of p.v.c. type with mark. All fittings shall be of Marc Company.
Kitchen: The Kitchen platform will consist of steel sink with drain board on Granite top and shall have modular type Twin. shutters with baskets.
Water Tank: Underground sump tank with overhead 1000 litre capacity tank shall be connected with water lifting pump. Provision kept for solar system.
Electricals: Concealed type with multi-strand copper wiring of ISI mark. All rooms shall be provided with adequate points with high quality electrical fitting. Telephone and T.V. point shall be provided in living and one bedroom. A.C. point provision shall be kept for at least two bedrooms
